HOW LONG IS THE DURATION OF THE BOOKING?

It depends on the size of the property and the way the property is presented but the general rule of thumb is two hours for a property that is approximately 4,000 sq ft.

Time to sketch a floor plan can vary from 25min for a one-bedroom apartment (approx. 500 sq. ft.) to 1hour 30min and longer for a five story residence with 5 bedrooms.

Time to take photographs depends on the size of the property as well as the way property is presented. A newly refurbished property or a dressed property ready to be photographed will take much less time than a property where a family has lived for 25 years due to the amount of personal belongings accumulated over the years.

Our photographers will always try to present your property in the best light and will be able to advise you on where to move items or assist in moving items themselves with your permission so that personal belongings do not take centre stage. Please try to prepare your property as best you can as our photographers have up to five bookings every day so they wont be able to stay in your property for longer than the booking time dictates. WHO WILL TURN UP?

One of our professionally trained photographers. We have more than a decade of experience in property photography and marketing. We handpick our photographers to ensure that the highest standard of photography is delivered. Our vigorous quality control also helps us achieve the highest end results for you.

WHEN WILL THE PHOTOGRAPHER ARRIVE?

The photographer will arrive exactly on time. We allow plenty of travel time between appointments for our photographers not to arrive late. If you are meeting our photographer to provide access to the property, we ask that you are on time as we want to maximise the time and create the best results for your property marketing needs. Please be mindful that our photographers have other bookings to go to and won’t be able to stay longer than the allocated time. In the highly unlikely event that our photographer is running late, he/she will get in touch as soon as possible to make further arrangements, provided that we have your contact information.

HOW QUICKLY WILL I GET PHOTOS AND FLOOR PLAN?

We work on a next working day delivery system. We aim to deliver photos to you first thing in the morning, before 10am.

HOW WILL I GET THE PHOTOGRAPHS AND FLOOR PLAN?

You will get a download link with all the files; high-resolution jpg picture files for print and low-resolution jpg picture files for the Internet. Floor plans will be provided as a pdf and jpg files. We will store your files for one-year just in case you accidentally delete them.

WHAT ANGLES WILL YOU TAKE?

Just to give you an idea, to photograph a one-bedroom apartment our photographer will take four photographs in the bedroom (one in each corner), four in the reception room (one in each corner, or at most attractive angles), one photograph of the kitchen, one of the bathroom and an external photograph of the property. The photographer will also take a couple of area photographs or a detailed shot of your apartment. From these pictures, we will pick the best 10 photographs, edit them and send them to you. For three and more bedroom properties, it’s a selection of 12 pictures. Additional pictures are possible to purchase separately.

HOW MANY PHOTOGRAPHS DO I GET?

Generally we provide our clients with 10 photographs for a one-bedroom and two-bedroom property whereas 12 photographs are provided for a three-bedroom property and over. If you have special requirements please do let us know or directly inform the appointed photographer at your booking. Additional photographs can be purchased at additional cost.

ARE THE FLOOR PLANS ACCURATE?

The floor plans are drawn according to Royal Institution of Chartered Surveyors (RICS) standards. However, please be aware that floor plan measurements are approximates and are for illustrative purposes only. While we do double-check the floor plans accuracy.

DO I NEED TO TIDY FOR THE BOOKED PHOTOGRAPHY SESSION?

Yes! Please do tidy! The camera won’t pick up little details like a smudge on the kitchen worktop or dust on shelves; however, clutter will definitely show on photographs. Most common items that spoil the look of your property on photographs are washing (either on clothes-horses or radiators), dishes on sink drainer, toiletries along the edge of the bath/shower, etc. We rarely need to photograph hallways and storage cupboards. We advise our clients to move items to hallways before the booked photo-shoot to achieve the best results.

DO I NEED TO TIDY AND DE-CLUTTER FOR THE FLOOR PLAN?

There is no need, our professionally trained photographer/floor planer will create the floor plan sketch of your property.

THERE ARE BUILDERS IN THE PROPERTY CAN WE STILL HAVE PHOTOGRAPHS TAKEN?

We advise to wait until builders have finished or they have most of their tools out of the property. Wet painted walls will show on photographs. We won’t be able to do anything about floor covers/protectors. When builders and cleaners have been to the property and concluded their tasks we would be able to take photos without restrictions.

I TOOK PICTURES ON MY PHONE CAN WE USE THEM?

In theory they are usable. In practice they are unlikely to be up to our high standard and the standard we aim to present your property in. It’s not just about the resolution of photographs; our professional photographers take multiple exposures from their tripod to guarantee high dynamic range. This ensures that, for example, we are able to capture the window detail of the park overlooked by your property at the same time as the fine detail of tiles on your Victorian fireplace. Also we use wide-angle lenses to make your property look as airy and spacious as possible. No mobile phone has the desired wide-angle lens our cameras have.

I AM NOT GOING TO BE IN THE PROPERTY?

It’s not necessary for you to be in the property. You can make access arrangements (provide keys) with your estate agent, concierge, and/or anyone whom you trust.

It’s not unusual that we collect keys from concierge/porter or from a trusted store next door. After we finish with the booking, we always return keys to where we originally picked them up from to maintain a chain of custody.

Please make the key arrangements local to your property area, as we’ll have difficulty making journeys longer than 20 minutes to collect and drop off keys.

CAN I TRUST THE PHOTOGRAPHER WITH MY PROPERTY?

We have indemnity insurance. Our photographers/floor planers will take great care not to cause any damage to your property. For example, our photographers will take off their shoes to take photographs to ensure our wood is protected/carpets are not stained.

In any case we do need your permission moving things around your property. In cases where permission has been granted, our photographers will make every effort to return items to its previous position.

DO YOU WORK ON WEEKENDS AND BANK HOLIDAYS?

Yes we do at no extra cost! Bank holidays and weekend bookings are at the same price as standard weekday bookings.

IS THERE A CANCELATION CHARGE?

If you need to cancel your booking 24 hours before the booked slot there wont be a charge. But if the booking is cancelled less than 24 hours before the booking a charge of £30+VAT is applicable. We have to charge this fee as it is unlikely that we’ll be able to allocate our photographer/floor planer to a different booking, yet we still have to cover the cost of their time and our administration costs.
